PROPERTY LOCATION: 5667 W Little Portage East Rd., Port Clinton (TR. 1).  From Port Clinton take OH-RT 53 southeast approx. 5 miles to W Little Portage East Rd. go west/right 1.3 miles or from Fremont US 20, take OH-RT 53 northwest 7.3 miles to S Paulsen Rd., turn north/left go 1.2 miles to east/right to the property.  Watch for signs!

The farmland soils for this tract are To-Toledo silty clay. This tract has two drainage pumps. There is an old homestead site on this property with a vacant home and remains of outbuildings. A NON-REFUNDABLE down payment of $7,500 is required at the close of auction.  

TRACT #2:  38.031 +/- Acres **Mostly all tillable of farmland. This tract of land is mostly all tillable with frontage on W Little Portage East Rd. & S Paulsen Rd. The farmland soils for this tract are To-Toledo silty clay & some NpA-Nappanee silty clay loam,. This tract has drainage pumps & pump house, along with a 32×36 metal building (storage rights retained until items removed on or before Aug. 31).  A NON-REFUNDABLE down payment of $7,500 is required at the close of auction. 

TAX & LEGAL:  Ottawa County, Bay Township, Tr.#1-Parcel #0060369604814000, Tr.#2-Parcel #0060369605058000; Port Clinton School District. Taxes are Tract #1-$1,107.14 & Tract #2-$604.14, annually.  

REAL ESTATE TERMS:  A 2% Buyer’s Premium will be added to the high bid price to determine the final contract price.  A Non-refundable down payment is required at the close of auction of $7,500 for Tract #1 and Tract #2.
